We have assisted thousands of Canadians through the process of buying and selling hundreds of millions of dollars of real estate property.
"Open House" on ForSaleByOwner.caPromote your open houses with our automated system - "set it and forget it"! It will display in the search results and on your listing page one week prior to the start date, and remove itself once the end date has finished.
This is a great way to get more interested buyers into your home.
Complete & Relevant Listing DataAll of our packages give you the ability to fill out a variety of data fields to ensure a complete and accurate listing. These fields include the number of bedrooms, bathrooms, square footage, lot size, parking, year built, room dimensions, fire place, air conditioning, hot tub, pool, and much more.
All of this additional information helps your property be represented in a professional manner.
Automatic Google IndexingEvery day, we automatically submit all of our listings to Google using an XML sitemap system specifically designed for search engines. These sitemaps are accessible to all search engines, meaning that others are easily able to crawl our listings, too.
All of our listings are submitted and indexed by most major search engines, giving our customers more exposure on Google and other popular search engines.
40 Photos on ForSaleByOwner.caThis is the maximum number of photos that can be uploaded and displayed on your ForSaleByOwner.ca listing.
Since a picture paints a thousand words... the more photos, the better!
Printable Feature SheetsWith the click of a button, you can automatically generate a printable feature sheet that pulls photos, data and contact information directly from your listing. It creates a PDF file that can be printed directly from your web browser or saved to your computer for later.
You can hand them out during open houses, or to anyone who stops by for a showing.

Sale Contracts ProvidedFor eligible provinces (AB, BC, MB, NB, NL, NS, ON, & SK), you are given access to download sale/purchase contracts directly from your account. They are provided as interactive PDF files for ease of use.
SPAM Prevention SystemUsing a combination of formulas, we have a custom built spam prevention system in place that filters out the majority of junk and scam attacks from getting through to you. When someone sends an email to you through your listing's contact form, we strive to detect and block messages that do not appear to be legitimate, increasing your online safety. It also saves you from the inconvenience of having to sort through several fraudulent or spammy messages.
However, it's still important to use common sense and to ensure that all prospective buyers view your property in person before any agreements are made.
Private Website Linking
Do you already have your own website to help promote your listing?
At For Sale By Owner Inc., we encourage our customers to list their property on multiple websites to further increase their exposure. Simply paste in the URL into the "Private Website Link" field when you add or edit your listing, and a personalized button will appear on your listing that goes to the external link.
Virtual Tour LinkingDid you get a professional virtual tour done of your property? If so, add the link to your listing and a virtual tour button will appear for users to click on in order to view it.
This allows potential buyers to get an even better impression of your property and is therefore a highly valuable selling tool.
Audio Voice-Overs & Video LinkingYour listing will be seen and heard better with an embedded voice-over recording and a link to your own video.
Video adds a rich user experience, while an audio recording that summarizes your listing gives it a personal touch.
Online Support & Tips for SuccessWe have a two part guide available for free on our website to help you make the most out of your selling experience.

No Cancellation FeesThere are no cancellation fees for any of our services. Period.
No Listing Change FeesThere are no fees when you submit change requests (listing amendments) for your MLS® posting on REALTOR.ca, such as a price change. You can also freely update your listing on ForSaleByOwner.ca as often as you like, which you can do yourself directly in your online account.

The vast majority of Real Estate Boards in BC and throughout Canada, do not charge any "success fees" when a property sells.
There are two exceptions in British Columbia that we need to make our sellers aware of, as outlined below. Please take a moment to read the following information.
Attention: All Greater Vancouver Area & Fraser Valley Real Estate Board Customers - There is a new "success fee" charged by the local boards when your property sells.
The Local Real Estate Board that your listing will be loaded to has implemented a "Success Fee" that they charge to all Brokers and Agents, including our Brokerage, when any MLS® listing that was loaded to their system sells to a new buyer (it is referred to as a "Success Fee"). Because of this, each time any of our Vancouver or Fraser Valley board listings sells, we pay a flat "success fee" to the respective Real Estate Board.
The Greater Vancouver and the Fraser Valley Real Estate Boards are the only 2 boards in BC that charge a success fee to sellers, and since the vast majority of our listings do sell we can not absorb the costs imposed on successful sellers in this volatile market.
The so called success fee is $200.00 for all Greater Vancouver Real Estate Board Listings, and $100.00 for all Fraser Valley Real Estate Board Listings.
This additional deferred fee is ONLY charged when your property enters the sales contract completion status, once you have an accepted, no conditions offer finalized with your buyer or buyer's agent if there is one representing the buyer. The fee is then charged to the seller's credit card by For Sale By Owner Inc.
ForSaleByOwner.ca will provide you with a PDF that you can use to provide your approval for the success fee when/if it becomes due during the listing process.
7 Days a Week Listing ServicesWe strive to be available 7 days a week to support you with your listing, including MLS® services.
Required RMS Measuring Fee
ATTENTION: All Alberta Sellers - There is a new Measurements RequirementThe Real Estate Council of Alberta (RECA) has recently implemented this new policy.
All Alberta MLS® Listings must include detailed Measurements that have been obtained by an accredited measurement professional. Typically it is the Full Service Real Estate Agent who is taking the room measurements for the sellers. Since you are not using a Full Service Real Estate Agent to list your property, you will need to provide them to us, along with the rest of the MLS® listing information we need to list your property on the MLS® properly.
The costs of measurement services typically run between $100 to $150.

All British Columbia REALTOR.ca listings are loaded to the local real estate board that is closest to the property's physical location. For more details, please click on the "MLS® Listing on Your Local Board" section of this page.
Did you know that the REALTOR.ca and MLS.ca websites are actually the same website? If you type the address MLS.ca into a web browser, your browser will redirect you to REALTOR.ca. Many people don't know this, so we've taken a moment to explain it to make things more clear to our sellers.
With a posting on REALTOR.ca, your property will receive maximum exposure to the most serious buyers and real estate agents, with the flexibility of still being able to sell privately without commission.
"Open House" Data on REALTOR.ca
Announce Your Open Houses on REALTOR.ca! (Unlimited times for the duration of your listing)
With this service, the Brokerage will update the REALTOR.ca website with your open house schedule for up to 4 weeks in advance. This will allow for your REALTOR.ca listing to come up in a search result for any buyer or agent who has used the Open House search parameter on the REALTOR.ca website when searching for available properties to view.
30 Photos on REALTOR.ca
Show up to 30 interior/exterior photos of your property on your REALTOR.ca listing.
In addition to the 40 photos that you can show on your ForSaleByOwner.ca listing, you can also have 30 photos displayed on the REALTOR.ca website. Any combination of exterior and interior photos is acceptable.
Property Title SearchAll REALTOR.ca listings include a Property Title Search. Many of our clients do not have a current copy of this report, and it is essential for listing your property. This takes the stress away from you in locating this form.
MLS® Listing on Your Local BoardAll REALTOR.ca listings are loaded to the local real estate board that is closest to the property's physical location. This means that your REALTOR.ca listing will be fully visible to the Local Real Estate Agents in your area, and to the general public, giving your listing FULL exposure on the MLS® System.

Property Evaluation Tools - PricingNeed help pricing your property? The Sold Data reports we supply contain real MLS® System market data based on the comparable criteria that you choose. Each report request will include up to a maximum of 8 comparable properties in PDF format, and each seller can make up to 3 report requests.
