This will allow for your REALTOR.ca listing to come up in a search result for any buyer or agent who has used the Open House search parameter on the REALTOR.ca website when searching for available properties to view.
What are Private Client Services (PCS)?When we load your MLS® listing to the system, your property details are instantly e-mailed out through the PCS system to hundreds, and in many markets; to thousands of REALTORS® and buyers, which is why so many of our property's sell within days of being posted.
This happens when we post your property to the proper Local Board, as explained in more detail here.
Buyers who have registered for Private Client Services are notified about new properties before they even hit the REALTOR.ca website! It's a service provided by most REALTORS® who are working with buyers, allowing those buyers to do the "leg work" in finding properties they are interested in. It's a great way for buyers to get the first peek at everything new when it hits the market, and it makes the job of the REALTOR® much easier, which is something they obviously embrace!
Here's how it Works - The PCS system is free for buyers to use. REALTORS® set the buyer up in the system, and it continuously checks for new properties and price changes in real time. Buyers are notified by email immediately when a new property comes to the market matching their entered search criteria. The buyers can actually contact you directly, or they can ask the REALTOR® who set them up on the PCS system to contact you on their behalf for a showing. Either way, the calls come directly to you, giving you the exposure you need to be successful.
The REALTOR.ca website also has a new function that allows buyers to set up notifications for new and updated properties as they are added to the Listing database.
Our listings are included in this notification system just like a full service REALTOR's® listings are.

What is a Local Real Estate Board?We have put together this explanation to help sellers better understand what a Real Estate Board is, and more specifically, what it means to them while selling a property privately on the MLS® (Multiple Listing Service) System in Canada.
Each province is divided into multiple real estate boards. The various boards represent the local REALTORS® who practice real estate throughout the province, and as you may have already guessed, these boards collect dues from the REALTORS® who belong to them. The boards are quite territorial because there is a lot of money at stake here.
Each province also has a provincial board. In Ontario, for example, there are just under 40 separate boards with the Toronto board or (TREB) for short, having the largest membership at just over 50,000 agents. There is also a provincial Real Estate Board in Ontario, called OREA.
In Alberta, there are 10 separate boards, with the Calgary board or (CREB) for short - having the largest membership representing around 5200 agents, and the Edmonton Real Estate Board with over 3500 agents. There is also a provincial Real Estate Board in Alberta, called AREA representing over 10,000 members.
BC, Saskatchewan, Manitoba, Nova Scotia and New Brunswick, all have multiple local real estate boards, and we list MLS® properties on 99% of them. Canada also has a national Real Estate Board referred to as CREA.
The BIG thing to take away from all of this is, that this money is actually coming from "you" and other sellers when/if you hire a full service REALTOR® to sell your property, instead of selling it on your own.
In order to reach the maximum buying audience, you need to be posted on your local real estate board; and on the REALTOR.ca website - and that is exactly what we offer to most major Real Estate markets throughout Canada!Wikipedia describes the various types of Real Estate Boards throughout Canada as:
"CREA's members are known as 'realtors', which means they are members of their provincial real estate association or members of both their local real estate board and CREA, depending on the province.
"A real estate agent may become a member of a local board within the CREA, which confers the agent with membership in the CREA. Local boards are represented by a provincial association within the CREA. The local boards operate the multiple listing service for their market. There are 101 real estate boards in Canada.
"Both the Multiple Listing Service or MLS trademark and the Realtor trademark are owned by Realtor Canada Inc, a subsidiary of CREA. Local real estate Boards or Associations operate a local database under a licensing agreement with the national association. CREA also operates the realtor.ca (previously MLS.ca and ICX.ca) web site.
"Property owners who do not want to fully engage the services of a Realtor, can hire one to only list their property on the MLS system.
"In these instances, the property owner is responsible for ensuring the listing information is accurate and agrees to handle all other details of the transaction directly. The seller may have to pay a commission to the buyer's real estate agent, if the buyer uses one. Approximately 90% of real estate transactions in Canada in 2009 were conducted via the MLS."
